London Bridge has been in a state of renewal for 2,000 years. And the construction process shows no sign of abating as the next round of development comes hard on the heels of the magnificent London Bridge Station.
Four developers are collectively exhibiting proposals for St Thomas Street East, the stretch of land from Weston Street to Bermondsey Street, and are seeking input from the community:
- Greystar, for the Capital House site on the corner of Melior Street;
- Columbia Threadneedle Investments, Beckett House, currently where the Home Office is located;
- CIT, Vinegar Yard site (the temporary portacabin offices currently being demolished);
- Sellar, Leather Warehouse on Snowfields and two adjacent buildings on Bermondsey Street (who know the area well from building The Shard and Shard Place).

Team London Bridge is asking the community to take the opportunity to help shape these collective proposals.
Along with Science Gallery London, these proposals have the potential to form a significant part of ‘St Thomas Street Boulevard’ (as named in the London Bridge Plan). The opportunity is immense, with development sites in close proximity, surrounded by rich heritage that defines the area’s identity such as the warehouse, pub and restored railway arches.
Given the potential of this collaboration, TLB is pushing for a collective approach that offers more than the sum of its individual parts. Therefore, we would like to see:
- Prioritising commercial activity ensuring London Bridge remains an economically healthy area.
- Minimal impact of servicing, deliveries and general traffic. St Thomas Street and narrow surrounding streets should provide a safe, quiet and clean experience for the thousands of pedestrians.
- High-quality public realm, walking routes and open and accessible public spaces, ensuring people enjoy the railway arches that form part of the Low Line or filter through to Bermondsey with ease.
- Lush greenery through street trees, open spaces, green walls and roofs. We want places to stop, enjoy and breathe – and places for wildlife to flourish.
- A vibrant town centre to visit, shop, eat and enjoy cultural and leisure activities. It should cater to the working population and residents, and be a destination in the evenings and weekends.
- Inspiring contemporary architecture which draws on and enhances our unique heritage.
- The highest standards of sustainability relating to energy, carbon and water.
